History and Background of Tiny Tranquility
Tiny Tranquility’s first location in Waldport, Oregon on the Central Oregon Coast was conceptualized and developed in 2017-2018 and first opened its doors to tiny home RVs in Summer 2018. The original goal – which still holds true today – was to provide a safe, comfortable and community-oriented environment for owners of tiny home RVs to live successfully (and legally) in a tiny home of their choosing. The concept was also premised on the idea that choosing a location surrounded by amazing natural beauty that provides appealing amenities within the park for residents was a good formula for a successful tiny home community. Since its opening in 2018, Tiny Tranquility Waldport has grown and evolved into a thriving tiny home community with over 40 tiny homes and several vintage travel trailers.
Why a second location in Hiouchi, California?
The Waldport location has been fully occupied for several years and has a lengthy waiting list. Over the last several years, we’ve been searching for the right spot to put down roots for a second tiny home community at a location that would allow us to try to duplicate the same formula that we used at the Waldport location. We believe we’ve found an ideal site for that to happen quickly in Hiouchi, California, just across the Oregon border!
We were immediately drawn to the Redwood Meadows RV park property not only because of its size – 27 acres and 120 fully functioning sites (i.e. power, water and sewer hookups) – but also due to the amazing natural beauty surrounding it. The park is a stone’s throw from some of the world’s largest and most majestic redwoods in Jedediah Smith State Park, down the road from the wild and scenic Smith (Nii~-li~) River and a short drive to several stunning California and Oregon ocean beaches in Crescent City, California and Brookings, Oregon.
The park itself is surrounded by a forested evergreen perimeter on three sides and runs along US highway 199, providing easy access to Crescent City (population 6,000) and Brookings (population 6,700), which are within 15 and 30 minutes of the Park, respectively. Crescent City has a small airport, plenty of grocery shopping in Walmart, Safeway and Grocery Outlet, is home to a Home Depot and Harbor Freight, has a hospital with 24/7 emergency room and a variety of healthcare providers, and has a number of good local eateries and smaller retail shops; more of the same are available in Brookings (where you can avoid California sales taxes). Larger hospitals and airports and more expansive healthcare offerings are available within two hours in Medford, Oregon and Eureka, California.
Will Tiny Tranquility’s Hiouchi location be exclusively for tiny home RVs?
The Hiouchi location was purchased as part of a longtime traditional RV park named Redwood Meadows RV Resort. With such a large park, realistically it may take some time to transition the park to one that is primarily occupied by tiny home RVs. While that’s our goal and aspiration, for the next 2-3 years we expect to run the park as both a short term (“in and out”) RV park and build the base of long term tiny home renters into a tiny home community. To develop the look and feel of a tiny home community, we will mostly congregate the tiny homes into several areas in the park, which includes two rows (and 36 sites) of some of the nicest and most spacious sites in the park. As of early November, 2024 we have 8 tiny homes already in the park, which includes several that are being offered for sale by the builder (more on that below). As more tiny homes come into the park, we will expand the “footprint” of the tiny home community within the park and will not limit the number of tiny home RVs that can rent our sites on a long term basis.
What does this location offer for tiny home residents? Will additional amenities be offered in the future?
The sites at the Park currently earmarked for tiny homes are some of the most spacious sites in the Park, ranging from approximately 2,000 – 3,500 square feet. Each site has everything you need to immediately park and use your tiny home, including 50 amps of power, a connection to our sewer/septic system and water connections to city water (not well water). The Park also currently offers several amenities that are available to short term guests and long term residents, including a large 15,000 square foot fenced dog park, two pickleball courts, a laundry room (coin op) and a bathroom & shower facility. We expect to install a fenced outdoor community garden in Spring 2025 and have recently retained a civil engineering firm and have begun the planning process to design and build a large commons building, which we hope to start in Fall 2025 and complete by Spring 2026. We are also considering the possibility of reconfiguring and making more spacious the sites in the Westernmost portion of the park and building storage units for use exclusively by our long term residents.
Are you currently accepting tiny home RVs at the new location in Hiouchi, California? What kind of tiny home RVs are allowed in the Park?
Yes, we have plenty of sites immediately available for your tiny home RV at this location and have already started moving tiny homes into the Park. We can accept any tiny home that has been built to nationally recognized RV standards and which can qualify as an RV. As a result, we generally cannot site “home build” tiny homes unless they have been certified as an RV or have been registered as an RV or travel trailer (not just a trailer) by a state department of motor vehicles. In general, the Park can accommodate tiny home RVs (including Park Models) up to 40’ long and 12’ wide. This location will also continue to accept newer model traditional RVs and camper vans for long term site rental for now, but they will be sited in a different part of the park than the tiny home RVs.
If I want to reserve a site, but need some time to have my tiny home built, how will that work?
Recognizing that it may take some time for you to find your dream tiny home, we have a simple process in place that will ensure that you’ll have a site locked up before you order your tiny home. Once you’ve successfully completed the application process (see below), you can choose a site at the Park for your tiny home and reserve it for up to 4 months (rent free) while your tiny home is being built. We’ll ask you to make a nonrefundable deposit of one month’s rent to reserve the site, but that deposit will be applied to your first month’s rent once you move into the Park. Another great option is to consider one of the tiny homes for sale which are already on site.
Do you have any tiny homes for sale at the Hiouchi location?
Yes, we currently have three new tiny homes for sale by the builders at the Park, including the Ruby and Ventura tiny homes built by Mint Tiny House and the Mt. Gabriella model built by Tiny Mountain Homes, all of which are available to tour when you come visit the Park. We also have a Clever S (studio) by Clever Tiny Homes available for you to stay in and expect to have a larger Clever One park model available for you to tour by late January, 2025.
What does it cost to rent a site at Tiny Tranquility Redwoods? Does the rent include utilities? Will there be rent increases in the future?
The 2024 site rate is $725/month, plus electricity (which is sub-metered and passed on at our cost), which will increase to $750/month plus electricity starting January 1, 2025. Existing tiny home site renters should plan for an annual rent increase of between 3-5%.
How much should I budget for my utility costs and an internet connection?
Your water, sewer and garbage services are included in your base rent. Based upon our experience in Waldport, we expect that your electricity charges could average $60-$120/mo depending on a variety of factors, including whether your tiny is heated with a mini split (which is very efficient) and what other electric appliances you have in the home. Although we do provide basic WiFi in the park, our experience to this point is that the park-provided Wifi will very likely not be adequate for your everyday use. As a result, we encourage all tiny home renters who want to use the internet regularly to assume that they will need to obtain their own satellite or cellular-based internet service, which typically run from $50-$120/month.
What is the application process to rent a site at Tiny Tranquility Redwoods?
If you are interested in renting a site at the Park we will send you an application. After we’ve reviewed your application, we will initiate a background check through a platform called ApplyConnect (cost is $39 per person), which will check your credit, criminal and eviction history. At no point in this process will we ask you for – or have visibility of – your social security number (the background check report that we receive will not provide your SSN to us). After receiving the background check, we will let you know whether you have been approved to rent a site at Tiny Tranquility Redwoods.
How long can I stay in my tiny home at Tiny Tranquility Redwoods? Can I purchase the site?
Although the new location in Hiouchi is an RV park (as is the case with our Waldport location), there are no limitations on how long you can stay in the Park. At both locations, we have long term renters who have lived in the parks for several years. The sites are available to rent on a long term basis and are not for sale.
Are pets allowed?
Yes, your pets are welcome at Tiny Tranquility Redwoods and we have a large dog park at the Park for your use! To ensure that our pet owners and their animals will peacefully coexist with our other residents (and their pets) we will ask that you follow our Park rules, which includes strict adherence to keeping your dog on leash (except while in the dog park), cleaning up after your animals and ensuring that your dog’s barking is kept to a minimum. Certain breeds of dogs (Pit Bulls, German Shepherds) will be considered on a case-by-case basis.
Am I allowed to have a deck, shed and plants at my site?
Yes, reasonably-sized decks and sheds that are pre-approved by Tiny Tranquility Redwoods in writing are generally allowed at the Hiouchi location as long as they do not require concrete or posts to be placed into the ground and can be readily removed if you leave the Park. Similarly, potted plants are also allowed at your site, but we ask that you refrain from planting any landscaping in the ground.
What will I need to set up my tiny home at the Park? What will it cost me?
Initial setup of your tiny home RV at the Park is relatively straightforward. You will need a 30 or 50 amp electrical cord, a flexible pipe to connect to our septic system and a standard drinking water hose to connect to our water standpipe. You should check with your builder to see if these items come with your tiny home. If not, they are readily available at the Ace Hardware in Crescent City. You should also check with your builder to get their recommendation on the final siting of your tiny home and with your transporter to see what level of initial setup of your tiny home is included with their fee. We recommend that your tiny home eventually be placed onto concrete blocking at several points along the frame since the trailer jacks may be inadequate for long term placement. We can help you connect with a local contractor to complete this work, at your expense. In general, we expect the supplies and labor to be $500 or less unless you have a longer tiny home or park model, which could add incrementally to that cost.
Will you have any tiny homes available as vacation rentals for my friends and family to stay in? Will you allow me to use my tiny home as a vacation rental?
Tiny Tranquility Redwoods intends to follow the same model as exists at its Waldport location and will have several Park-owned or Park-managed tiny homes available for nightly rental to accommodate any friends or family who may want to visit you or which you can stay in when you come check out the Park. We expect the first of these tiny homes to be available by mid-November, 2024 and that additional tiny homes will be added as vacation rentals by Spring, 2025. We will consider accepting your tiny home into our rental management program on a case-by-case basis and, if approved, it will be managed under a separate vacation rental management agreement.
Can I sublet my tiny home for longer term rental when I’m not using it?
Tiny Tranquility Redwoods will consider your request to sublet your tiny home for longer periods on a case-by-case basis. All potential renters will need to successfully complete our application process, which includes a background check.
What is there to do within close proximity to the Park?
If you enjoy spending time in nature and around trees and water, the area around Hiouchi may be an ideal place for you. We’re surrounded by some of the largest Redwood groves in the world in Jedediah Smith State Park, across the way from the wild and scenic Smith (Nii~-li~) River and just a short drive to a variety of stunning (and lightly visited) beaches on the Northern California and Southern Oregon Coasts. What is the weather like in Hiouchi?
Hiouchi is situated approximately 8 miles NE of Crescent City, which puts us just far enough from the Coast to avoid the cold and foggy marine air. Summers in Hiouchi are sunny and warm, with average highs in the 70s and occasional temperatures reaching the low 90s. Winters are fairly mild and rainy, with average lows in the 40s°F and occasional cold spells bringing temperatures down into the low 30s°F. Where are the closest grocery and home improvement stores to the Park?
There is a well-stocked small market with food, alcohol, gas, propane and firewood at the Park’s entryway. Large grocery and home improvement stores are just 15 minutes away in Crescent City or 30 minutes away (without sales tax) in Brookings, Oregon, including:

Is there a hospital near the Park? What other healthcare providers are located nearby?
Yes, Sutter Coast Hospital has a 24/7 emergency room within 15 minutes of the Park in Crescent City and Curry Medical Center in Brookings, which also has an emergency room, is 35 minutes from the Park. We also have a more comprehensive list of local health care providers, which we can provide you upon request. Larger hospitals and more expansive healthcare offerings and medical specialists can be found in Grants Pass, Oregon (1.5 hours), Medford, Oregon (2 hours) and Eureka, California (1.75 hours).
